Mr. Behram Ahmed has started several successful businesses in the past 30 years mainly in Information Technology but also in property and construction.

For the past 10 years Behram has built up an extensive property portfolio. All design and renovation works for residential and commercial purposes have been carried out and managed by the BA Group .

After having developed a skilled and experienced team over the last decade, he is dedicated to helping others to maximise the potential of their properties through thoughtful and strategic design solutions.

Behram has founded and is the CEO of X Factor Designs L.L.C. to share his expertise with Dubai.

CREATIVE DIRECTOR

Farahs journey in interior design began 12 years ago. Farah has worked on numerous residential and commerical projects, honing her skills and gaining valuable experience in creating beautiful and functional spaces.

She takes great pride in her ability to seamlessly integrate design concepts with construction processes. Over the years she has developed a strong network of skilled contractors and suppliers ensuring that every project is executed with the highest level of craftsmanship and attention to detail.

Farah has joined X Factor Designs to share her passion for interior design with Dubai.

Business Development & Quality Assurance Manager

Sara Mostafa is an architect and holds the position of Business Development, Quality Assurance and Client Manager at X Factor Designs L.L.C. With a BSc in Architectural Engineering and an MBA, she brings 13 years of international experience in consulting and corporate partnerships.

Sara has managed portfolios exceeding US $37.5M with partners in Turkey and the UK, and has established a strong presence across Dubai and the Emirates, overseeing diverse residential, commercial, and hospitality projects. She leads client acquisition and relationship management, directs marketing strategy and brand positioning, and ensures that every project reflects the company’s high standards of quality and consistency. Known for her strategic clarity, commercial discipline, and client‑first approach,

Sara is dedicated to driving growth while delivering thoughtful, reliable, and high‑quality interior design and fit‑out solutions across Dubai and the Emirates.

GROUP CHIEF OF STAFF

Khizar brings over 15 years of experience in administration, human resources, and organizational management. As Chief of Staff at X Factor Designs, he plays a pivotal role in streamlining operations, managing strategic initiatives, and ensuring seamless coordination across departments.

Khizar is serving as Senior Manager – Administration & HR at BA Group of Companies, where he oversaw HR operations, financial management, and corporate services. His earlier roles in healthcare and customer service honed his skills in process optimization and client relations.

Khizar is committed to fostering a collaborative work environment and driving operational excellence to support X Factor’s vision of delivering innovative design solutions.

Administration & HR Manager

Michelle is the backbone of X-Factor Designs’ operations, bringing over 10 years of experience in administration, HR coordination and executive support. She ensures the smooth day-to-day functioning of the company, from managing internal processes to supporting teams, clients and leadership with clarity and efficiency.

With a background across multinational organizations and executive offices, Michelle is known for her organized approach, strong communication skills and calm problem-solving style. Her work helps create a structured, people-focused environment where projects move forward seamlessly and teams can do their best work.

Accounting & IT Manager

Azeem is a seasoned finance and technology professional with extensive experience in accounting, financial management, and IT solutions. As Accounting & IT Manager at X Factor Designs, he oversees financial operations, compliance, and technology integration to ensure efficiency and accuracy across all business processes.

His expertise also extends to IT systems, software solutions, and process automation, enabling him to deliver innovative tools that streamline operations and enhance productivity.

Azeem holds an MBA in Finance from Muhammad Ali Jinnah University and has earned certifications in networking, merchandising, and graphic/web design. His unique combination of financial acumen and technical proficiency makes him an invaluable asset to X Factor’s mission of delivering excellence in design and operations.
